Reservations, Deposit, Cancellation and Changes Policy:

A 50% deposit is required at time of booking. remaining balance is charged on the day of check-in. Authorized amounts may take 7 days to be released by your bank and the hotel will not be responsible for any resulting fees or charges.

Taxes apply to all reservations as required by local tax regulations.
Cancellations/changes made 15 days before check-in will receive a full refund minus a $25 fee per room
Cancellations/changes made less than 15 days are subject to the full cost of the stay.
All cancellation requests must be emailed to info@sweetforestbreeze.com
Groups
Blocks of 3 or more rooms will be considered a group reservation and changes must be made within 60 days for a full refund minus $25 fee per room. Cancellations requests made less than 60 days are subject to the full cost of the stay
Formal room blocks and buyouts are handled on a case by case basis. If you are interested in setting up a block of rooms for your event, or would like to inquire about a property buyout, please contact us for more information.

Please note that if you booked through a third-party, such as an Online Travel Agency, you are beholden to the booking and cancellation policies you agreed to when booking with them.

Because of our size, cancellations and changes affect us significantly. We appreciate your understanding.

Check-In Policy:

Sweet Forest Breeze has no on-site concierge, personnel or night staff. Prior to your arrival you will be provided with a 4 digit access code for your room.

Check-in: 4:00 PM

Check-out: 11:00 AM

Special Requests:

We will make every effort to honor special requests such as a specific room location, extra towels, etc. prior to your arrival. All special requests are noted on reservations, and we will do our best to accommodate. However, the availability of these items cannot be guaranteed in advance.

Terms and Conditions for Sweet Forest Breeze LLC

By booking and staying at Sweet Forest Breeze LLC, you agree to the following terms and conditions:

Responsibility for Property Damage, Accidents, and Injuries:

Guests (referred to as "Guests") are responsible for any property damage, accidents, injuries, or personal property loss during their stay. Disruptive behavior affecting other guests is not permitted. The Tenant shall become familiar with the proper use and application of all furniture and appliances in or on the Premises prior to utilization of the same. The Tenant hereby agrees to indemnify and hold the Landlord harmless from any and all claims, including, but not limited to, those from third parties, arising out of or in any way related to tenant’s occupancy or use of Premises or of the items of personal property provided therein. The Tenant assumes the risk of injury or losses relating to any recreational activities in or on the property of Sweet Forest Breeze LLC, (Premises) and will hold the landlord harmless with respect thereto.

Damage and Theft:

Guests must leave the Premises and provided personal property in clean and undamaged condition. Any damage, excessive cleaning, or stolen items will result in charges to the Guest's credit card on file.

Malfunctions:

Sweet Forest Breeze LLC will address malfunctions as quickly as possible. Power failures due to storms do not result in refunds. Access to the Premises may be necessary for repairs or maintenance.

Room Supplies

The Premises are equipped with essential items. Missing or damaged items will be charged to the Guest's credit card on file.

Occupancy:

The number of occupants is limited as specified. Tents, campers, or RVs are not allowed on the Premises.

Pets:

The forest offers plenty of great hiking spaces to be enjoyed with your furry friend. Our property is great to stroll with your pup outside and enjoy the air. Sweet Forest Breeze welcomes well-behaved dogs in select room types with advanced notice. A $25 per night, per dog, non-refundable pet fee will be charged upon arrival. No more than 2 dogs per room.
We understand the importance of accommodations that-cater to both you and your pet. We want to ensure a safe, comfortable stay for you and our fellow guests. As a courtesy we ask that the following guidelines be observed:
Be sure to clean up after your pet. Dogs are not permitted to dig or relieve themselves in the gardens. Solid waste MUST be removed and disposed of in the designated area.
Please be sure to take your pets out with enough time so that there are no accidents in the room. Please keep pets of uncovered furniture.
Please do not groom/bathe your pets in the room. Pets must be on a leash at all times when you are walking outside as to be considerate of other guests.
Pets cannot be left unattended in the room
Disturbance or intimidation by your pet will not be tolerated. Any disturbances such as barking must be curtailed to ensure other guest satisfaction.
Sweet Forest Breeze, LLC reserves the right to charge your account proportionate to the cost of such damages. Please be aware of your responsibility to make reimbursements on demand for any expenses incurred including compensation to other guests due to disturbances or inconveniences caused by your pet.
Please acknowledge that you will hold harmless Sweet Forest Breeze, LLC its owners and its operators from all liability and damage suffered as a result of your pet.
under the Americans with Disabilities Act (ADA), we accept service animals defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability. The task(s) performed by the dog must be directly related to the person’s disability. They will not be charged an additional fee.
Emotional Support Dogs are not considered considered service dogs and would fall under the regular pet rules and pet fees.
Sweet Forest Breeze's Off-site River Otter Cabin does allow up to 2 pets for an additional charge.

Smoking

All rooms and inside any premises are non-smoking and non-vaping. There is no smoking permitted except at the designated outside areas. No smoking is allowed at the outside bistro tables or at the gazebo or in other common areas. There is a dedicated smoking area.
If evidence of smoking in guest rooms or designated non-smoking areas is detected, a $300 fee will be added to your bill.

Noise & Quiet Hours

Excessive noise and parties are not permitted. Quiet hours are observed from 10:00 p.m. to 8:00 a.m.

Fires:

Fires are only allowed in the designated fire pit areas. No fire should not be left unattended.

Fireworks

Fireworks are strictly prohibited.

Garbage and Food:

Garbage should be placed in provided dumpsters. Food should not be left outside to avoid attracting wildlife.

Littering:

Littering in and around the premises is not allowed.

Firearms:

The use of firearms is prohibited in or around the total property.

Cooking:

Please use the outdoor fire pit, or grill or microwave provided in room.

Housekeeping:

We provide a full housekeeping service prior to check-in and after check-out.
We do not offer mid-stay housekeeping services unless requested at time of booking.
All furniture, furnishings and kitchenware must be returned to its original placement prior to checking out. Items cannot be removed or moved to another room. Violations will result in an additional charge.

No Waiver:

Any waiver by Sweet Forest Breeze LLC of one breach does not waive other breaches.

Termination:

Failure to comply with the terms and conditions may result in eviction by Sweet Forest Breeze LLC. Guests remain responsible for any fees, costs, or penalties.

Entire Agreement:

This agreement represents the entire understanding between the Guest and Sweet Forest Breeze L

These terms and conditions can change at anytime. Check back often.

In case of fire, injury, or other serious emergency, call 911 (see below for additional emergency numbers). For any non-serious issues or concerns, please text us and staff will respond as quickly as possible.
